Choosing Commerical Property
Choosing commercial property can be a difficult and overwhelming task, but if it is broken down into categories then it becomes easier to narrow down the choices and it becomes easier to make the best choice for you and your business.
The first thing to look at when you are looking to lease or rent commercial property is location. For most businesses location is key, it determines the type of clientele the business will serve and it will also determine how much clientele a business will have. A shop that is tucked away in the back of a shopping center will have a lot less walk-in business than a place that is right off the street with easy access. You want to make sure that your business is easy to get to, that parking is ample and that it is easy to find as well.
The next thing to look into when looking at property is the property management company or land lord. When dealing with a property management company, you will want to see who their other commercial tenants are, look at reviews and check to make sure that it is a reputable company. If you are looking to work with a specific company, you can take a look on their website to see which properties they manage, for example you can look at TransGlobe property online. When dealing with a management company, you will want to know that they are truly working for the customer, that they are willing to help you with anything you need and that they are going to give you a fair price for rent.
The overall appearance and look of the space is incredibly important because the outside of your business is the first thing people are going to see. A business that has a run down outside appearance is going to give the customer a negative first impression and will not spark walk-in business.
Finding the right type of commercial space for your business can be a challenge, but when it is separated into categories and characteristics, it becomes easy to make the correct choice.
Good Companies Hard to Come By
With the economy in its current state, many companies and businesses are cutting back on quality and customer service in attempt to cut costs. While this tactic may save the company some money in the short run, in the long run, it will deter customers and hinder business growth.
Because so many companies are cutting corners with quality and customer satisfaction, it can become difficult to find a company that really has the consumer interest at heart. One way to weed out good from bad companies are awards. Typically, companies that have received awards are reputable and have a proven record of customer satisfaction. For example, Next Day Blinds has been awarded Angie’s List Super Service Award, proving that they are focused on customer service and quality product.
Another great way to find out more information about a company is to ask friends and acquaintances for a reference. Sometimes I can be difficult to know whether or not a business is trustworthy based on online reviews. Asking someone you know is a better idea because more than likely you trust their judgment over some random person online. When asking a friend they will more than likely tell the full truth about their experience, whether it be positive or negative.
It is also very important to check the company’s website. A company that does not have a website is very rare in today’s time and a lot can be incurred from a quick viewing. A website will more than likely tell you what you need to know. It will tell you where they are located, how to contact them, what they do or sell, and will usually include pictures of what they are selling or promoting.
Reputable and trustworthy companies have become scare in today’s economy but there are still a few jems out there, they just need to be discovered.
Increasing Your Small Business’ Online Presence
As a small business owner it can be easy to feel lost in the fray sometimes. Whether you are on the Internet or a business fair, big businesses have a way of overshadowing smaller businesses. Fortunately this is beginning to change. With the Internet changing every day, small businesses are being given opportunities that they once only dreamed of.
In the past web hosting services were a feature only the elite, big businesses, could afford but not any more. These days anyone can have their own domain name and website. Not only is web hosting more affordable but also great technical support makes it even easier to use.
Once you have a website established you can begin marketing and increasing your online presence. A great place to start is the social media sites like Facebook , MySpace and Twitter. Each of these sites is visited by millions of people each day and by creating a business page you’ll increase your business’ exposure exponentially.
Society today revolves around speed and convenience. If you can’t find it quickly and easily on the Internet or your cell phone most people won’t put in any more effort to find it. Having a website is great, but you need to take it to the next level and increase your online presence if you want to see your business grow .
Setting Yourself Up for Success
Every one of us has goals and dreams that we would like to achieve during our lifetime so that we could consider ourselves successful. While some of those dreams are personal €”such as getting married or buying a house –many of them are career oriented. For some it is reaching a certain sales goal with Southwestern Company and for others it is obtaining a certain position within the company.
No matter what your goal or dream is you need to begin preparing for it now, so that when the opportunity of a lifetime comes along you’ll be ready to take it.
Many jobs these days require college degrees. Research and choose your college or university carefully as there are some that are more specialized in certain fields than others. For example, Arizona State University is known for the W.P Carey School of Business and Harvard is known to have a great law school.
Internships are a great way to begin getting hands on experience. You can start acquiring skills and techniques that you can use in your career. There are many internships to choose from, both paid and unpaid, and it can be hard to decide. However, just liking choosing a college, it is important that you consider your options wisely. A business student, not so much a liberal arts students, would probably benefit from an internship at Southwestern Company. History of the company and internship alumni are also valuable areas to look into so you have a better idea what to expect out of the internship.
Even if you are not in your dream job now you are building valuable experience and, if you are a good worker, important references that can help you achieve success in your career.
The Qualities of a Great Property Manager
Choosing to become a property manager means that you will be entering into a profession which will allow you the opportunity for growth in the industry, learning and experiences that will continually serve to intrigue and interest you, and you will come in contact with a variety of people and cultures. You will have choices as to whether you want to work directly with the owner of a building or for a widely recognized and respected company such as TransGlobe Property Management.
The owner of a building will entrust you with their properties, with the care and the maintenance as well as with their tenants. You may be in charge of buildings that range from apartments, to offices, to shopping malls and centers to hotels. The options are numerous and diverse. This is one job in which you must remain up to date on the real estate markets and on the local laws and ordinances. These do vary from state to state, and you will need to acquire a real estate license in which ever city you choose to reside in. This is one of the most important aspects of the job, for if the laws are not strictly followed, the owner may stand the chance of losing their property.
You will also be responsible for the bills, and for collecting the rents, so one of the most important qualities for this job is diligence and honesty. Not only will you be in charge of thousands of dollars on a regular basis you will be taking care of the owner’s investment. Good judgement is a necessary job requirement. If this sounds interesting and challenging, and if you possess these qualities then a job with TransGlobe Property Management may be just what you are looking for, and a job that you will find you do very well, and one in which you will remain satisfied and excited about going to each morning.
Business and Technology
Trying to establish or improve your operations in this day and age can be rather difficult, and at times even overwhelming. There are thousands of distractions, where advice from all corners of the world tends to conflict with each other, and there are always new methods for rethinking strategies, ensuring success, and ways of reinvigorating tired minds. Some of the best advice today seems to be geared toward reevaluating the whole business model entirely, taking into account how new technologies have changed the way we think about the world.
There is no question that things have changed, but the essence of good business practice is still the same as it ever was, and solid business training can come from reinforcing these practices, or for some of us, it’s learning them again for the first time. This doesn’t counter the changing paradigms that contemporary technologies have invited in to our world, and in fact, it’s likely to be the opposite. Because the world is so different now with the way the internet has changed our interior lives as much as global business practices, there is no better time to return to the essentials. What’s tried and true for the generations that preceded us are often still true. But of course, we need to keep trying them out, to see if they are still effective.
The same can be said for business practice as for leadership. Training might seem like an impossibility, because we all know that true leaders are born and not made. However, there are basic essentials that every leader knows, or occasionally, needs to be reminded. This is where going back to basics is the most effective, because there are moments when the reminder is in fact the first time something really sinks in. It’s a complex time, to be sure, with new ways of conceiving the world every day, and these effect how we do things, and how we lead. A solid understanding of basic essentials, with an eye toward the future, taking technology with us, can reap splendid results.

Planning Ahead
Thinking a head we will need to make some decisions once the renovations and build out on our commercial property downtown are complete. We will have space for nearly 50 percent more tenants. Between the size of the property and the number of tenants we will now need to get some other management company engaged in getting the spaces occupied timely and managing to the tenant needs and collecting unpaid rents. It just won’t be possible for us to keep up with all this once the enlargement is complete. My partner has been doing research and feels he has found an amiable solution to our needs in a company, Transglobe property management, he suggesting I follow on Twitter to catch their updates and get a feel for the company.
The renovations and expansion haven’t gone quite a quickly as we had hoped, but I can not say it has been as bad assume projects we have taken on have been. Looking back perhaps we should have taken the step of contracting some one like Transglobe property management before. Well hide site is 20/20 can not go back now, so thinking forward this is going to be a good move. Just making sure the fit is right is my concern. Time for some delegation of these responsibilities and allowing for some time to get new project going.
Tomorrow my partner and I will meet and make some final decisions to how and where we want to take everything going forward. Looking at the reasoning behind his proposal I think he is right and do not see any solid reasons why this would not be the right time to make this move.
Think Twice About Not Practicing Due Diligence
When one has questions about legal matters one speaks with a lawyer, anything about the car a mechanic. Questions surrounding the recent scandals in New Jersey and New York are best answered by members of an anti-money laundering agency or an anti-corruption agency. What many criminals do not know about, or perhaps do not consider a concept important to follow through with, but what many of those working to catch those criminals do, is the concept of due diligence.
Due diligence refers to the steps and the procedures in which one takes to know exactly with whom one is doing business. This just involves taking measures and following steps that those in with we come into contact with and whom with we choose to do business, are trustworthy. If the men involved in the scams had partners that were trustworthy, they would not have been captured. One of the key witnesses in breaking the case, as well as the one who will testify is Solomon Dwek.
Dwek was arrested in 2006 by the FBI, in a case of fraud that totaled upwards of a couple million dollars. His case is not resolved, but he had been wearing a wire when helping the resolution of the ten year investigation into the racketeering and the fraud involved in Brooklyn and New Jersey. Any person considering Dwek’s credibility would have noticed something was amiss, and considered as well as sufficiently research the idea that he might have turned state’s witness, might have gone to the side of the lawmen in order save himself, given the status of his case at that time. But none of them did. Not even the highest of the criminals, the one in charge thought to have Dwek checked out.
One of the first clues was upon their first meeting when Dwek suggested that he be the consultant on the heist. Now, one in the know may either think that the man either did not have enough experience to suggest that someone else take this tedious role, one in which is notable to law enforcement agencies, or they would maybe have considered the fact that he was working undercover in order to save his own skin. These men that were arrested a few months ago will be spending a lot of time in jail, and one of the reasons for that is that they did not investigate the people with whom they were doing business.
Prevention Against Foreclosure
What is the best course of action when faced with foreclosures? Brooklyn residents have found that the best way do deal with the messages and letters from the mortgage lenders, is to contact them, to not continue to ignore the phone calls or the letters. When people are faced with not being able to afford to make their payments, the tendency is to hide, to ignore the problem. The thing is that there are counseling agencies out there to help, such as any of the organizations that are approved by HUD.
Many lenders will work with homeowners, and take every step possible to ensure that one does not loose their house. Lenders would prefer to see people in their homes, and there are a variety of options that are set in place to help people through difficult and precarious financial moments. Answer all phone calls, and open every letter. The early letters will often times include the information that will detail the prevention of your house being lost to foreclosure. The later letters may give significant details of legal actions that may be pending.
It is best to find the loan papers and documents from the time the house was purchased, and to go over them thoroughly so as to have a total grasp on one’s rights, and in each state the foreclosure laws differ, so learning about the laws in one’s own state is most beneficial. There are many sites on the Internet were one can go to learn about the prevention of foreclosure, as well as to find a counselor located within one’s neighbor, as suggested by the United States Department of Housing and Urban Development. They are there to offer assistance to people in this current situation, and will help one to understand the laws, to organize personal spending and to find representation for one should it come down to a court case. There are many options out there to help ensure that one does not lose their house and home.
